FlexMLS IDX Websites

FlexMLS offers the current Multiple Listing Service system and software for KAAR (Knoxville Area Association of Realtors) in East Tennessee. The FlexMLS system is built on a standards driven technology platform connecting real estate professionals to their customers.

As a paid member, FlexMLS IDX products allow a real estate broker to provide IDX listings, market statistics, searches and more! This is a must-have for real estate agents that display real estate listings on their websites. Live listing data, complete search with high resolution photos, videos, maps, documents, open house and other public information help engage the online consumer like never before.

IDX Smart Frame Solution

FlexMLS IDX Smart Frame Solution starts at $240/yr for Smart Frame, $300/yr for Mobile+Smart Frame and $480/yr for WordPress +Mobile+Smart Frame. This solution allows you to frame the same FlexMLS Web search engine directly in your website, providing live IDX data with all the photos, videos, maps, documents, open house, and other public information from the MLS. This is the standard solution you see on most real estate websites.

IDX API

FlexMLS IDX API is available at $180/yr allowing a web developer (that's us – Online Media Designs) to custom build IDX real estate websites using the mls data. KAAR provides access to the Standard IDX Data Fee for a $250 setup fee. This solution is for professionals and allows the web developer to import the RETS (Real Estate Transaction Standard) data feed and customize the way it is displayed on the web site. Search engines also love to index pages from real estate websites using IDX API. Agents that use this type of website generally have a target audience or specialize in a specific property type, income or location.

What is the difference?

FlexMLS IDX Smart Frame Solution is less expensive and is a great price for agents just starting out. The downside to this solution is that search engines don't index the real estate listings from the frames. The reason for this is because the data is actually being processed on FlexMLS's end not your website. Successful real estate websites using this technology generally get traffic from direct, referral, PPC advertising and or social media.

With the FlexMLS IDX API solution the MLS data is imported into the website. Web Designers can customize the property listings. Search engines see each listing as an individual page. Real Estate websites that use this type of service offer great SEO because individual listings can be used for social sharing and tracking. Website traffic is coming from organic search results, PPC advertising, direct, referral and or social media.
